Nowhere else in the real estate business are the financial returns
such a major priority as in the rental office market. The current
price per square foot determines the building budget. When vacancies
abound, rents are low and subsequently available finances are scarce.
Yet it always helps when an office building distinguishes itself from
its neighbours.
The office building Betagebouw, situated in the Amsterdam Teleport
district, has been developed specifically for the telecommunication
industry. In this business companies vary in size and growth potential.
A short and a long office wing with flexible floor plans accommodates
all. A transparent lobby in the middle acts as a hinge. The resulting
bayonet-shaped plan divides the remaining open space of the lot into
two distinctly different outdoor spaces, one as the approach to the
public entrance, the other forms a fenced in private space. The mechanical
installation unit on the roof is wrapped in a tight metal skin. Form
and additional colour of that element give the building its distinct
identity.
By keeping to essentials, superfluous materials don’t have
to be purchased, handled and cared for. This is economically sensible
and sustainable at the same time.
